Investing in real estate might seem like a game reserved for the wealthy, but thanks to Real Estate Investment Trusts (REITs), it’s more accessible than you might think. What Are REITs?

In simple terms, REITs are companies that own, operate, or finance income-generating real estate. Think of them like mutual funds for real estate. Instead of buying a piece of property directly—which can be expensive and involve a lot of management—you can buy shares in a REIT. This allows you to earn a share of the income produced through real estate investment, without having to go out and buy or manage any property yourself.

How Do REITs Work?

REITs pool money from multiple investors to purchase and manage a portfolio of real estate properties. These can range from apartment buildings and hospitals to shopping centers and hotels. By investing in a REIT, you’re essentially buying a piece of a large, diversified portfolio of real estate assets.

A key feature of REITs is that they must pay out at least 90% of their taxable income to shareholders as dividends. This makes them an attractive option for income-seeking investors.

Types of REITs

There are mainly three types of REITs:

  1. Equity REITs: These own and manage income-generating real estate. The majority of REITs are equity REITs.
  2. Mortgage REITs (mREITs): These provide financing for income-producing real estate by purchasing or originating mortgages and mortgage-backed securities.
  3. Hybrid REITs: These combine the investment strategies of equity REITs and mortgage REITs.

Benefits of Investing in REITs

  • Accessibility: You can invest in REITs through major stock exchanges, just like stocks. This makes it easy to buy and sell shares.
  • Diversification: REITs offer a way to diversify your investment portfolio beyond traditional stocks and bonds.
  • Income: Thanks to the requirement to distribute 90% of income as dividends, REITs can be a good source of regular income.
  • Liquidity: Shares of publicly traded REITs are easily bought and sold on the stock market, providing liquidity that direct real estate investments do not.

How to Invest in REITs

Investing in REITs is as straightforward as buying other types of stocks. You can purchase shares through a brokerage account. Companies like Charles Schwab and Fidelity Investments offer online platforms where you can buy and sell REITs just like any other stock.
